Staff in a pre-lodgement meeting

Pre-lodgement services are suitable for advice on specific issues or if you wish to request a change to your existing approval.

A pre-lodgement meeting may relate to a site, a proposed development and/or a proposed change to an existing approval, where you wish to discuss performance solutions and/or key assessment issues with Council prior to lodgement. This can include anything from a small scale proposal through to complex, major development proposals.

Council can provide a dedicated team of technical experts to work together with your project team. Together they can respond to specific matters raised and identify issues for consideration prior to lodgement.

Pre-lodgement on-site meeting or follow-up meetings are available for a fee, refer to the fees and charges.

Council will confirm the meeting 48 hours from lodgement of request.

Council will schedule the meeting within ten business days of lodgement of request.

Inclusions

Additional specialists can be requested to attend for a fee, refer to the fees and charges.

This service includes discussion on Performance Solutions and advice on technical reports required for well-made application lodgement.

This service includes meeting notes provided within five business days of meeting.

Council will provide advice from the specialists you request and where Council deems necessary to address a performance outcome.

Please note that full detailed assessment against the Planning Scheme occurs once an application is lodged.

Services at additional cost

Council may recommend the attendance of a specialist at a Pre-lodgement meeting. Attendance of additional specialists attracts a fee. If specialist attendance is requested, Council recommends that the relevant Performance Outcomes or plans for discussion are provided as part your request to ensure Council can provide suitably detailed feedback.

Where a specialist is requested on the request form and Council does not have sufficient information regarding the advice requested from that specialist, Council may contact you to confirm whether the specialist can be removed from the Pre-lodgement meeting before an invoice is issued.  

Where you haven’t nominated a specialist but Council recommends the attendance of a specialist, Council will confirm this addition with you before an invoice is issued.

What we need from you:

You must provide property address.

You must advise Council of any meeting attendees on the request form.

Please ensure you select the relevant specialist.

You must identify all specific questions and/or relevant performance solutions where Council feedback is sought, along with a detailed submission and/or discussion points and any supporting plans or other documentation.

You must provide all information when you lodge your request form.

You may submit plans up to five business days prior to the meeting. If new plans are submitted less than 5 days prior to the meeting, Council will not be able to provide feedback on the new plans. If new plans are submitted after the meeting, a follow-up meeting will be required.

Council may refer you to a different level of service upon review of the materials lodged at the time of the request.

You must confirm your availability to attend the meeting.
