Understanding results

Development.i provides a spatial representation of properties affected by development, building and plumbing applications lodged in the Sunshine Coast local government area. While this provides a great way to view and analyse application activity, these are many reasons this does not represent construction activity:

• sometimes a submitted application does not always translate into actual construction, or it may take some time for construction to commence
• council is not the assessment manager for all building applications recorded in Development.i and only records assessment details when submitted by a building certifier
• for applications requiring building certification, a notice of engagement must first be submitted to council. This does not always guarantee that the application and proposal continues to be assessed, unless council is further notified
• an application may be represented by multiple dots on the screen if:
  • it is lodged over multiple parcels e.g. one dot per parcel, and/or
  • the parcel of land it was originally lodged over has since been subdivided, wherein the application is then distributed over the newly created lots.
• if an application is lodged over a multi-story unit complex, the application count is repeated at that point for each unit it is associated with. As such, you may see applications repeated on some high-rise units, increasing the number on the dot.

The Sunshine Coast Council has experienced a steady upward growth in development activity across more application types since 2009. Council's lead development indicators continue to be encouraging, with building approvals, development applications and enquiries all showing progressive increases.

Sunshine Coast Council is one of the first council's to present development application activity in such a highly visual and accessible form.

Development.i provides information on development, building and plumbing applications in the Sunshine Coast local government area. The amount of information available is dependent on the type of application.

All applications on the system provide basic information, such as:

• application number
• address
• description of the proposal, and
• assessment status.

However, associated documents and plans are only published for core development applications in accordance with the requirements of the Planning Act 2016. Core applications include, applications for:

• material change of use
• reconfiguring a lot
• operational works, and
• master planned communities.

For privacy, security and copyright reasons, documents and plans are not published for private certification building approvals and plumbing applications. If you are seeking this information (such as a new home owner), general building and plumbing approval extracts, certificates and compliance can be obtained through a formal property search and payment of relevant search fees. Applications may be represented by one or a number of dots on the map. These dots represent that the application is in some way linked to the land parcel.

If an application is lodged over one land parcel, it is represented by one dot. If an application covers a number of parcels of land, a dot is placed over each of these parcels.

When a property is subdivided, historical or current application dots are distributed across all the new land parcels as they have a historical connection to the newly created parcels of land. This can sometimes cause some confusion when looking back through the years of past applications, where large parcels of land have been divided.

Economic Development Queensland is the authority responsible for assessing all development applications located with the Caloundra South priority development area (Aura) and Maroochydore City Centre priority development area.

All applications are published on the Department of Infrastructure, Local Government and Planning website. Narrow the search by selecting "Caloundra South" or "Maroochydore City Centre" in the drop down box and select "Decided Applications" or "Current Applications".

On rare occasions, you may get different results for associated applications when searching the same property in Development.i and the Development.i site report. This is because Development.i returns applications associated with the specific property, however, the Development.i site report returns every application associated at that location.

This difference may be found in multi-story unit complexes, where the Development.i site report will return associated applications for all units at the same location, but Development.i only looks at the applications associated with the specific unit being searched.
